Thoughtfully updated in 2025 with all-new furniture, flooring, fresh paint, and a brand-new, fully stocked kitchen: cookware, dishes, and everything you need to feed a crew of ten. The corner-unit living room has vaulted ceilings and a gas fireplace (one switch, instant cozy, shoulder-season stays are underrated here), opening to a private screened porch and furnished wraparound deck: true indoor/outdoor coastal living. A brand-new HVAC system (2026) keeps every floor icy in July and cozy in the shoulder seasons, plus in-unit washer & dryer, smart TVs throughout (log into your own apps), and complimentary WiFi. Fresh linens and towels provided for every stay. The layout is built for sharing: two king suites with their own ensuite baths, one on each floor, so two families (or the grandparents) each get a private retreat. And the location inside the resort is the quiet flex: the Freeman Fitness Center (indoor pool, outdoor pool, hot tub, saunas, gym) is steps from your door.

The resort's flagship club is practically next door, open 6:30 AM–9 PM daily: indoor lap pool, outdoor pool, hot tub, saunas, full gym with Peloton bikes, group fitness classes open to renters, and even an indoor pickleball court. Morning swim, then coffee on the screened porch, that's the routine here.

Two indoor, ten outdoor, plus a splash pad. The Freeman indoor and outdoor pools are closest to your door, the Aquatics Center splash pad and three tennis-side pools (two with kiddie pools) are minutes away, and five more line the oceanfront.

🏖️ Half-mile private beach + free tram

Guarded, uncrowded, and reserved for Sea Colony guests. The free tram (30+ stops, Memorial Day Weekend through Labor Day Weekend) picks up near the condo and drops you at the sand. Bring your badges to ride. And Thursday nights all summer: free beach bonfires (7–8:30 PM), roasting sticks and marshmallows provided, DJ included, sweet-treat cart on the sand.

🎾 Racquet Sports Center

One of the East Coast's top-ranked tennis programs: 34 courts, 14 Har-Tru clay, 6 indoor, plus pickleball across the resort. Junior camps run every week of summer (every level), adult camps on weekends, private lessons from age 4, and pro exhibitions through the season. Paddle rentals just $5 at the Pro Shop

🏀 West Lake Activity Center

A short walk (tram stop #31): pickleball, basketball, bocce, shuffleboard, cornhole, a putting green, playground, beach area, and the pavilion with charcoal grills, open 8 AM to dusk.

🚲 Trails, kayaks & bikes

Bike racks are right by the unit to lock up, and shady lanes and lake paths make the whole resort bikeable. The Assawoman Canal kayak launch is a short walk from the condo. Paddle at golden hour and you'll see why the street is called Canal Ct. Bring bikes or rent in town.

📅 Summer camp, included

Sea Colony runs a full daily calendar all summer: Club Sea Colony kids' camp (ages 4–10), Nike Jr. Tennis & Pickleball Camps, Kids' Night Out (4–10, 5:30–8 PM, your dinner reservation just opened up), Junior Lifeguards, Little Hitters & Futures junior tennis, Splash Camp for the littles, treasure-hunt swims (dive for coins!), Thursday sandcastle contests, gaga ball and dodgeball nights, $1-a-card bingo on the Edgewater promenade, and seasonal food trucks. The daily schedule lives in the free Sea Colony app.

🌊 Bethany Beach, minutes away

The boardwalk, mini golf, and beach-town dining, plus the town's free summer lineup: Seaside Concerts at the bandstand (Thursday & Saturday nights, 7:30), Wednesday family shows in July, Monday movies on the beach at dusk, a farmers' market, and the July 4th parade & fireworks. A free town trolley loops it all (9:30 AM–9 PM, just flag it down).

Amenity badges: Sea Colony requires guest badges (ages 4+) for beach and facility access, purchased on arrival at the Sea Colony Beach Shoppe, $20–$58 per person per week by season (2026 rates; 2027 TBD by the association). The Pools

Twelve pools. Every one heated.

Most beach rentals give you one cold pool and a prayer. Sea Colony heats all twelve (two of them indoors), so the swim season stretches from spring through fall, and rainy days don't cancel anything. And here's the part no other beach town offers: five heated pools line the private beach itself. The kids do pool-to-ocean-to-pool laps all afternoon while you keep the same beach chair.

🏆 Take the Sea Colony Challenge: hit all 12 pools in one stay. The kids keep score, the tram does the driving, and finishers earn bragging rights at the Thursday bonfire.

Why "Suzanne's" 🦩

The name on the door

Summers with Suzanne, since before we can remember.

Suzanne was Mom. Every summer, she and Dad would pack up the girls and drive to Bethany Beach, often with friends and family in tow, collecting more memories and laughs than there are Sunsations along the highway. She's the reason this family found the beach, and the beach never let go. When we opened this place to guests, there was only ever one name for it.

She spent her career as a school nurse caring for other people's kids; taking care of people was simply who she was. We like to think this house does the same.

We hope your family leaves with the kind of memories she gave ours.

Are linens and towels included?

Yes, beds are made before you arrive and bath towels are provided. Bring your own beach towels and chairs (or rent on the avenue).

How do Sea Colony badges work?

Everyone age 4+ needs a badge for beach and pool access, $20 to $58 per person per week depending on season ($58 in peak summer, 6/6–9/11), purchased at the Beach Shoppe when you arrive. We send everything you need in advance: pre-registration link, liability waiver, and our owner authorization letter.

What's there for kids?

This is the part parents come back for: Club Sea Colony day camp (ages 4–10), Nike Jr. Tennis and Pickleball Camps, Kids' Night Out evenings, Junior Lifeguards, junior tennis for every age, a splash pad and five kiddie pools, playgrounds, basketball, the tram they'll beg to ride, and a bunk-bed flamingo room waiting at home. The daily activities calendar is in the free Sea Colony app, most families plan each morning over breakfast on the porch.

Is the beach really private?

Sea Colony's half-mile beach is reserved for the community and guarded in season. The free tram (30+ stops, Memorial Day–Labor Day) picks up near the condo and runs straight to the sand, badges required to ride, or it's a short bike ride.

What's the cancellation policy?

Fair and simple: full refund up to 30 days before check-in, 50% up to 14 days before. No refund inside 14 days. No other asterisks, no fine print.

What's the layout like?

The condo sits up on the second level; that's what gives it the vaulted ceilings, treetop views, and corner light, with an entry stairway outside and a cozy loft level inside.

Can we bring our dog?

We love dogs, but Sea Colony community rules prohibit pets for all renters; it's not up to us. Service animals are the exception. Silver lining: the home stays great for guests with allergies.
